Is city water available?

Yes, the water is provided by Waldens Ridge Utility District 

What is the HOA amount?

$200 a month right now

What does the HOA cover?

The HOA maintains the Pool, clubhouse, gatehouse, hiking trails, all landscaping and they are responsible for all Landscaping and any future community areas

How far is it to the grocery store?

You are 15 minutes to Pruett’s on Signal Mountain and also 15 minutes to the stores in Hixson

How often is Roberts Mill Road?

It closes a few times a year during bad weather. It will close when there is snow or ice on the road and will reopen once things melt

Is there Fiber available?

Is there is EPB fiber in the community and there is community fiber available at the Still House and the Pool House

How many homes total will be in Flipper Bend?

There will be a maximum of 199 homes in Flipper Bend

Do you allow outside builders?

No, We have 5 approved builders in Flipper Bend and at this time these are the only builders allowed 

Can we combine 2 lots and have more land?

Yes, we do allow this. To keep from paying 2 HOA fees you will have to abandon the property line between the 2 lots

If I purchase a lot how long to we have till we have to build?

You have to break ground on your home within 12 months after closing on your lot

Does each builder have a set book of plans that we have to chose from?

No. All of the builders have access to plans that you can start with but they all have designers and architects that can design your custom home for you
