Yes, the water is provided by Waldens Ridge Utility District. 

What is the HOA amount?

$250 per month right now.

What does the HOA cover?

The HOA maintains the pool, pool house, clubhouse, gatehouse, hiking trails, wooden walking bridge, gate and are responsible for all landscaping around the entrance and all HOA maintained amenities and any future community areas.

How far is it to the grocery store?

You are 15 minutes to Pruett’s Market on Signal Mountain and 15 minutes to several stores in Hixson if you travel down Roberts Mill Road.

How often is Roberts Mill Road closed?

It closes a few times a year during bad weather. It will close when there is snow or ice on the road and will reopen once things melt. It also closes for cleanup and maintenance occasionally.

Is there Fiber available?

Yes, there is EPB fiber available in the community. The Stillhouse Lodge and Pool House have EPB fiber service on wifi for community use.

How many homes total will be in Flipper Bend?

There will be a maximum of 199 homes in Flipper Bend.

Do you allow outside builders?

No, We have 6 approved builders in Flipper Bend and, at this time, these are the only builders allowed. 

Can we combine 2 lots and have more land?

No, we do not allow this.

If I purchase a lot how long to we have till we have to build?

You have to break ground on your home within 18 months after closing on your lot.

Does each builder have a set book of plans that we have to chose from?

No. All of the builders have access to plans that you can start with but they all have designers and architects that can design your custom home for you.
